Overview
The project will comprise the complete removal of the buildings, foundations, roads, footpaths, services and infrastructure back to a brownfield site, ready for future development. The project will also comprise the licensed removal of asbestos containing materials from the building prior to demolition and recycling of all waste materials where possible.
The residential complex includes 5 no. three-storey residential blocks, connecting single-storey concourse, boiler stack and oil storage tanks. The buildings are CLASP Mk 4 construction comprising concrete panel curtain walling fixed to a steel frame.
The floors and original flat roof are timber construction and windows and doors aluminium. A steel frame pitched roof was later installed on the residential blocks with metal profiled sheets.

This building was constructed in 1969 and served as accommodation for island based pupils attending Kirkwall Grammar School. The building closed in 2013 with a nursery business continuing on the ground floor of E block until June 2026.
