Overview
Looe Town Council seeks tenders from appropriately qualified and experienced businesses to provide: 1. High Level Access approved by our Architect and HSE; to comply with CDM Regulations 2015 for commercial clients; 2.
Complete re-roof including some Delabole slates, breathable membrane, soffits and facias. The building roof, which although is in a Conservation Area is not listed, is owned by Looe Town Council, and has been diagnosed with nail sickness.
The existing roof appears to be diminishing Delabole slate, mixed with inappropriate replacements; that will need to be removed. Depending on the work required, relevant permissions from Cornwall Council may be needed (PA26/02514 may be viewed for more info).

SPECIFICATION Contract Duration: Project Timetable: Reporting and Monitoring: To be agreed with the successful tenderer The deliverables of this project are identified as follows: 1. High Level Access approved by our Architect and HSE; to comply with CDM Regulations 2015 for commercial clients; 2.Removal and disposal of any hazardous materials, including any asbestos, ensuring all legal and regulatory requirements are followed. 3 All waste materials to be removed by contractor from site during these works and only very limited waste shall be stored on site; 4 Undertake the replacement of the roof; including but not limited to: a.
Re-use existing Delabole slates (where possible) and ridge tiles; b. Supply and fit replacement materials as best suited for the building in a Conservation Area; c.
Install new eaves support trays; d. Install new lead soakers to valleys; e.
Install new breathable membrane and battens; f. Install facia vents, new facias, soffits, gutters; g.
Remove and Install new Lintels; h. In consultation with Cornwall Council Building Control, assist the council to secure any necessary permissions and consents for the signing off/completion of the work. 5 Provide a breakdown of costs for each element of the work; 6 Provide an outline work schedule/timeline specifying anticipated start and completion times; 7 Submit an overall cost for the project, which will be valid for 6 months from the award of contract; 8 Seafront Mens, Ladies and Accessible Toilet shall remain open for the duration of these works. Access to the Seafront Store shall continue for the duration of these works.
